Title: 2022 Logistics & Supply Chain Issues by the IOC Construction Company

Global supply chains are congested. Everyone is asking our team at the IOC Construction Company why material costs are rising due to shipping. We’re continuing to see supply chain issues into the year ahead. Demand for materials continues to remain high, as much is manufactured across the globe and has faced challenges since the spark of Covid-19.

What does this mean for our clients at Inside-Out? First, let’s discuss why there is a shipping crisis.

Congestion at the ports. In 2021, California reported there had been a record-breaking queue of container ships outside major ports. Companies that hire shipping lines to move their goods across the Pacific Ocean are waiting offshore until a spot opens up at the port to dock, move through Covid-19 protocols and unload materials. The volume of imports from Asia to the U.S. increased by 40% in 2021 compared to 2019.

Transit time has doubled due to pandemic workplace restrictions and not enough workers. Elizabeth explains “the time it takes for goods originating in China to reach their destinations through West Coast ports has more than doubled.  It currently costs $10,000 to $15,000 to ship each 40-foot container from China to the West Coast, more than five times the pre-pandemic rate.” Companies ordering materials are placing orders many months in advance, paying higher rates and ordering in large quantities to ensure enough inventory is on hand.

The entire process has slowed down – ships are waiting days or weeks to unload their cargo.
Ports handle over 17 million 20 ft containers each year. Currently, over 70 vessels are waiting in the ocean on average more than 18 days at sea to enter the port. Once the ship enters the port, each container is removed one-by-one from a crane. From here, each container is placed into a staging area and eventually picked up by trucks or loaded onto trains. And with a labor shortage, we’re seeing more delays in containers being picked up by trucks, which again slows down the process for containers to be moved off of the ships and across the country. There is nowhere for the containers to go. Once unloaded, the containers could sit at port for weeks as warehouses and container yards have no additional space to store the containers. Container shipping lines are working to resolve some of the bottleneck issues by expanding hours and creating a pickup incentive program at the Los Angeles and Long Beach ports. By 2023, the shipping industry will have more container vessels in their fleets. And, additional investments need to be made to infrastructure in the ports, roads and bridges to handle the volume.

Warehouses are at full capacity. Employers have faced more regulations since Covid-19. Due to the lack of vacancies in warehouses, it has stalled construction of new warehouses to be built. Think about the shipping delays we just explained and apply it to every piece of construction material – doors, windows, raw materials, etc.

The global supply chain issues might take some time to resolve. Consumer pricing on material is still expected to rise. All of these issues have complicated matters in the supply chain and have resulted in 1) delays in getting materials needed to complete your project and 2) increased pricing on materials. Elizabeth says “Consumers are now noticing the impact of the supply chain issues and how it is affecting them in their daily lives: low inventory, delayed shipments, higher prices. Shipping has definitely been affected by the pandemic and has made business unpredictable for everyone.”

How to Prepare for your Roofing & Siding RFP

Once a building owner decides it’s time for a roofing project, they will often put out a request for proposal (RFP) to professional roofing companies. The RFP is used by property owners and property managers at Homeowner associations, townhomes, condos, and apartment buildings since these are large-scale projects. At Inside-Out, you can request a bid online, or by email bidrequests@insideoutcompany.com.

As a follow up to the RFP, we want to learn more about your project and scope of work. The team at IOC Construction will send you follow up questions to learn more. The RFP sets the stage so that the Property Owner and Roofing Contractor understand all details of the project.

Materials Shortage Q&A

Building supplies are in high demand across many verticals. Drywall insulation, appliances, furniture, lumber, shingles, vinyl windows, roofing products and more. With a massive shortage in materials, planning a large-scale multi-family renovation requires advance planning, budgeting and communication between the client and company performing the work.

Tom Purrazzo, from the IOC Construction, sits down with Jake Muszczynski and Joe Kemph, both leaders from Beacon, to discuss the unprecedented demand and materials shortage across the United States. Beacon Building Products is one of the largest distributors of commercial and residential roofing products.

What is causing the high demand of various products across all verticals?

An epoxy-based chemical, methylene diphenyl isocyanate (MDI), is used primarily to manufacture raw supplies and commercial insulation products but is largely unavailable due to the Texas freeze last winter. This is one of the several reasons causing a global supply chain issue for consumer goods. “Losing that MDI product was a gigantic hit to us”, explains Joe. Many basic building supplies and everyday materials require MDI and it’s causing massive constraints within the industry. Lead times on products were once 10 days to 2 weeks and now could be 4-6 months.

“We’ve seen vinyl siding manufacturers that have had to suspend or delete colors because they can’t get titanium dioxide which is a component that goes into making sure the panel is strong and able to do color fade properly. Just the small components are really causing large issues for manufacturers”, says Joe. Vinyl windows are also in unprecedented demand because vinyl resin is hard to procure.

Although there are struggles for materials, it’s best to hire a company with a reputable organization, like the IOC Construction Company that is partnered with some of the strongest manufacturers.

Why is there such a shortage for materials?

In addition to the demand in manufacturing chemicals to make the products, there continues to be demand on the single-family housing side as homeowners move from urban to suburban.

Products manufactured outside of the US need to clear additional covid protocols and that is causing delays as shipments arrive on the west coast and then get shipped to the midwest.

The manufacturing process has changed for many organizations. Factory lines have less staff on the floor at any given time to follow proper CDC guidelines to accommodate social distancing and additional regulations. This causes delays in the ability to produce materials quickly, consistently, and effectively.

How long will this shortage last?

“It’s by-product and it’s ever-changing”, Joe shares. The shortage of materials is likely to continue into 2022, but there are so many variables that it is hard to pinpoint exactly when this will end.

Jake explains, “it’s a lot of new issues that arose this year that we thought we would never face.” Lead times can really depend on the specific product, color, and manufacturer. Becon is focused on getting products in the 5 colors that make up over 80% of their business.

It’s best to begin a large-scale siding or roofing project with all material accounted for, vs getting started, having to stop and restart again due to materials shortage. At IOC Construction, we work with our vendor partners to commit to materials once the proposal is signed.

Will supply costs stay the same or increase?

With constant demand from building manufacturers being maxed out on their products, it’s likely we will continue to see prices rise on supplies.

According to the National Roofing Contractor Association (NRCA), construction material prices are 23.1% higher than a year ago (as of August 2021). Tom advises that “planning ahead on capital expenditure projects is extremely important for any board or association since prices will continue to shift. We’re at the mercy of the market.” Financing may be a necessary component for HOA work in the next year. To get the most value out of your multi family renovation project is to buy today. Supply and demand is proving the pricing will continue to increase.

The Difference Between Roof Condensation and a Roof Leak

Discovering water damage on your property ceiling or walls can be unsettling. It’s imperative to determine if your roof is actually leaking or experiencing condensation before calling any expert in for a repair. 

What is roof condensation? When there isn’t much moisture in the air, roof condensation can appear from daily activities like showering, cooking or running small appliances (dishwasher, washing machine, etc). Typically this happens when the average temperature is below 35 degrees F. A moisture stain may appear on your ceiling from condensation. 

What should I be looking for?

  1. Is there condensation forming around your windows, light fixtures or skylight? Again, this can temporarily appear from cooking, showering, etc.
  2. Is there a unit above the unit that is leaking? Are there issues in the ceilings of other units?
  3. Do you notice a stain or a drip? Stains are very common for roof condensation. 
  4. Are you noticing condensation after rain or a winter storm?
  5. Is there a humidifier in the unit experiencing this? What is it set to?
  6. Ensure your attic fans are venting properly from bathrooms, etc. 
  7. Walk around your property. Are there missing or torn shingles?

Once you’ve identified there are no signs of a leak, it is likely water condensation. Condensation can lead to issues such as peeling paint, rotting wood, mold and mildew if completely ignored. Q: What is an Ice Dam?

A: Ice dams are formed by the buildup of ice along the overhang of your property roof. They are caused by melting snow can cause water to leak into houses causing interior damage. It can also harm your roof, siding and gutters. 

Q: How does an Ice Dam form?

A: Inside-Out does NOT recommend not throwing salt on your roof shingles because the salt can cause damage to your roof. Instead, we offer other options – such as removing snow with a roof rake and using calcium chloride on the roof line/gutter to help melt ice. 

Q: What is roof rake? 

A: Our roofing tech’s at Inside-Out use a roof rake to pull snow off of your roof. It is designed to remove snow around ice dams without causing damage to your property’s roof shingles or gutters. A roof rake does not remove ice, only snow. To remove ice, we fill panty hoses with calcium chloride and put on the roof line/gutter system to help melt the ice. We come back at a later date to pickup the panty hoses to prevent clogging the downspouts.

How to Prepare your Roof for Winter

Prepare your property for snow and cold before winter arrives. As a multifamily property owner, manager and homeowner, it’s time to prepare for winter weather. Afterall, the coldest month in Chicago is January, with an average snowfall of 36” per season. 

Multiple winter storms can leave behind a mix of snow and ice piled on your roof, therefore it’s critical to look into your roof before winter. By doing this now, you can potentially avoid costly repairs down the road from major damage. Use the Inside-Out checklist to winterize your property. 

1. Inspection. Call the professionals at Inside-Out to give your roof an inspection, or to repair any loose or missing shingles.

2. Gutters. Clean your gutters clear of leaves or any debris. This will allow rain and snow to drain properly and not cause any clogs. Check your downspouts as well, to also clear them from debris. Other warning signs can include holes or cracks in your gutters.

3. Trees. If you have any tree limbs hanging over the roof, trim them back before your first snowfall. When snow falls on the tree limbs, the limbs get weighed down and can fall onto your roof, potentially causing damage.

4. Pests. Look under eaves and corners to ensure your roof isn’t a home for any unwanted pests.

5. Inside. Check the ceilings in your top floor. Do you notice any stains, leaks or mold? Any of these items would be a red flag.

6. Monitor. As winter continues, keep an eye on your roof for ice dams. Ice dams can lead to a buildup of ice and snow that result in water under the shingles, causing the roof to leak.

7. Prepare. Secure vendors who can help with snow and ice removal, emergency services, and repairs.
